16% Fewer Homes Listed in East Cobb 1st Quarter 2012

In the first quarter of 2011, there were 594 homes listed in the Lassiter, Pope, and Walton High School districts. In 2012, that number shrank to 511, a 16% decline year over year. That spells good news considering there was a 4% increase in sales in 2012 vs. 2011 for the same period. We are starting to see the beginning of an inventory decline in East Cobb, which should rapidly usher in price increases over the next couple of years in my opinion. I’m already seeing “saleable” homes selling in just a few days for almost full price. The 5 or 6 buyers I’m working with today are in a rush to see things as soon as they come on the market. There was a foreclosure listed ridiculously low in Easthampton that had over 20 offers on it recently. Who says it’s a buyer’s market?

An agent colleague of mine hit the nail on the head when he said “there’s a lot to look at, not a lot to buy.” And that characterizes the East Cobb real estate market as we approach the beginning of the 2nd quarter.  If you’ve waited to sell. Now might be a great time to put your house on the market, you’ll get more for your house than you could of a couple years ago, and you still can take advantage of move-up pricing as well.
